Reservation and Accommodation Rules
These rules (hereinafter referred to as the "Rules") are an integral part of the lease agreement and are mandatory for compliance by all tenants and persons residing with them. By signing the lease agreement, the Tenant confirms that they have read, fully agree with, and undertake to comply with all its terms.
1. Lease Term
1.1. The minimum lease period is 30 (thirty) days.
1.2. The maximum initial lease period is 1 (one) year.
1.3. The agreement is for a fixed term but may be extended by mutual agreement. The Tenant must inform the Lessor of their intent to extend the lease at least 5 (five) days prior to the term's expiration. Monthly extensions are possible.
2. Rent and Payment Terms
2.1. All-Inclusive Rent: The monthly rent is a fixed amount. This amount is final and covers all expenses, including:
- Rent for the Room.
- All utility payments (electricity, water, heating, waste disposal).
- High-speed internet service.
- Building maintenance fees.
2.2. Payment Schedule: Payment for the first rental period is due upon signing the agreement. Subsequent payments must be made monthly in advance, no later than the [Day, e.g., 25th] day of the preceding month.
2.3. No Security Deposit: No security deposit (kauce) is required. However, the Tenant remains fully financially responsible for any damages to the property or its furnishings that are beyond normal wear and tear.
3. Rules for Pets
3.1. Pets Allowed: The Tenant may keep a common household pet in the apartment, provided it does not cause unreasonable disturbance or damage.
3.2. Compliance with Local Laws: The Tenant must comply with all Prague municipal regulations for pet ownership, including registration and payment of relevant fees (poplatek ze psa).
3.3. Tenant's Full Responsibility: The Tenant bears full financial and legal responsibility for their pet. This includes ensuring the pet does not create excessive noise, contaminate common areas, and immediately cleaning up any pet waste. Outside the apartment, dogs must be kept on a leash.
3.4. Liability for Damage: The Tenant is fully financially responsible for any damage caused by their pet to the property in the apartment, as well as to the common property of the building.
4. Internet Service
4.1. The apartment is equipped with high-speed internet from Vodafone Czech Republic a.s.. The service is included in the rental fee.
4.2. In case of technical problems with the internet connection, the Tenant should contact Vodafone technical support directly.
5. Termination of the Agreement
5.1. By Tenant: The Tenant may terminate this agreement at any time with at least 10 (ten) calendar days' written notice to the Lessor.
5.2. By Lessor: The Lessor may terminate this agreement for reasons stipulated by the Czech Civil Code, particularly in the event of a gross breach of the Tenant's duties (including a delay in rent payment for more than 5 days).
5.3. The agreement may also be terminated at any time by mutual consent of both parties.
